In the popular Westlake community in northeast Tarrant County, more than 50 homes were sold in 2021, markedly more than the 38 sold in 2020 – and some were under contract in a matter of days.
According to an annual Allie Beth Allman & Associates neighborhood analysis, buyers of Westlake homes spent more than $132 million on homes during the past 12 months, up from $99 million the previous year. The average price of homes sold in Westlake in 2021 remained even at $2.5 million. The largest home sale also remained even from year to year, at about $9.5 million.
The Allman luxury real estate experts expect 2022 to be another good year for homeowners who want to list their properties. The brokerage prepares its neighborhood market report each year to help sellers and buyers get ready for the new year’s real estate market.
As demand continues to rise for homes in Westlake, homeowners and prospective homebuyers should rely on an agent who is knowledgeable about the neighborhood. Here are four homes sold by the Allie Beth Allman & Associates experts in 2021.
Since it opened in 2002, the master-planned Vaquero community has been ranked as one of North Texas’ most sought-after luxury neighborhoods. This gated and guarded community is the site of the Vaquero golf club and about 300 homes, including a Napa-inspired design with a stone exterior and an Italian-tiled roof. Dona Robinson sold the four-bedroom home 1122 Post Oak Place, which features a 1,500-bottle wine cellar.
Buyers looking for more space turned to Wynne Moore, who sold them the home at 2017 Valencia Cove. Built in 2020, this 6,700-square-foot, six-bedroom residence was created by the Petra Design Studio with the best finishing materials and technology.
A new Vaquero resident is enjoying views of the eighth fairway of the golf club with the purchase of the home at 2214 Cedar Elm Terrace, which was sold by Susan Mathews. The golf club’s teeing ground is one of the highest elevations in Tarrant County and overlooks post oak and pine trees and coastal Bermuda grass. The 4,980-square-foot, four-bedroom villa was on the market only 23 days.
Susan Mathews also sold the home down the road at 2207 Cedar Elm Terrace. This 3,409-square-foot, three-bedroom villa features a putting green off the primary suite and a separate guest house.
